Appointments must be made for Housing CA applications. Appointments may be made between the hours of 9:00 am to 4:30 pm. Please complete the inspection request form.Ordinance 11-2.16 “Certificate needed before any building used for human habitation can be transferred to another; fee.” This ordinance provides that no owners, agent, real estate agent or broker, firm, company, partnership, corporation or persons shall rent, transfer, lease, let, mortgage, with right of occupancy or otherwise dispose of ownership until a Certificate of Approval is issued by this department. NJAC 5:70 “Certificate of Smoke Detector Compliance” This statute provides that in all Use Group R-3 dwellings (single family homes) that are sold, leased or otherwise made subject to a change of occupancy for residential purposes, the owner shall obtain a Certificate of Smoke Detector Compliance from the appropriate enforcing agency. In Old Bridge, your local Fire Prevention Bureau issues this Certificate. Homes in Fire Districts 1, 2 and 4 should call 970-6542. Homes in Fire District 3 should call 679-4320. Fees: Ordinance 11-2.16 as amended “Inspection fees for single and multiple family dwellings.” Multiple Dwellings $105.00 per unit Single Family Dwellings $125.00 It should be noted that if a re-inspection is required another fee will also be required at the time of re-inspection scheduling. Certificates of Approval are good for thirty (60) days. The fee for Certificate of Approval is to be made payable to the Township of Old Bridge in the form of a check or money order only. The fee for Certificate of Smoke Detector Compliance should be made out to the applicable Fire District. Exterior: Address numbers shall be visible and readable from the street Property must be free of weeds and debris All exterior stairs that have three or more risers must have a handrail Any landing, balcony or deck that is 30” or more above the ground must have a guardrail Roof, gutters and downspouts in good condition Fences, shrubs and hedges trimmed Structure in good condition (paint, siding) Wood trim, soffits, fascia in good condition Screens in good condition Provide a septic and/or well certification if applicable Pools shall have self closing and self latching gates.
Interior: No openings in the electric panel Extension cords are prohibited All utilities must be on for inspection Metal extension pipe must be on the relief valve for the water heater and must be 6” from the floor All plumbing fixtures in good working order Windows must be operable and lockable No broken or cracked glass No penetrations in walls and ceilings Sump pump cannot be discharged into sewer All floors and floor coverings must be in good condition Guardrails are required when there is a drop of 30” or more from the floor Handrails are required on stairs with 3 or more risers
