Alterations - the rearrangement of any space by the construction of walls or partitions or by a change in ceiling height, the addition or elimination of any door or window, the extension or rearrangement of any system , the installation of any additional equipment or fixtures and any work which reduces the load bearing capacity of or which imposes additional loads on a primary structural component.

Additions - an increase in the footprint area of a building or an increase in the average height of the highest roof surface, or the number of stories in a building.

Renovations -removal or replacement or covering of existing interior or exterior trim, finish, doors, windows, or other materials with new materials that serve the same purpose and do not change the configuration of the space.

Reconstruction - any project where the extent and nature of the work is such that the work area cannot be occupied while the work is in progress and where a new certificate of occupancy is required before re-occupancy. Reconstruction may include repair, renovation, alteration or any combination of the thereof.

A UL approved CO detector shall be installed in the vicinity of the bedrooms. | Egress Windows When an addition in constructed all bedrooms within the addition must have at least one window meeting the egress requirements. The first floor must have one window per bedroom that is 3'0" X 4'0" and minimum net clear opening of 24" high and 20" wide. the second floor must have one window per bedroom that is 3'0" X 4'6" with minimum net clear opening of 24" high and 20" wide. In both instances the maximum sash height is 44" from finish floor. Fire resistance ratings On exterior walls within 3' of a property line these walls must be fire-rated and have no windows or doors. This means that you will be required to install exterior grade fire rated type X sheetrock to both the outside and inside of that exterior wall. On garages or additions above garages, ceilings must have 2 layers of 5/8" fire rated sheetrock and one layer of 5/8" fire rated sheetrock on the wall. garage doors are required to be 1 3/4" solid core door with no windows. |
